tmd acted on behalf of Carlson Communications who had the Head Lease of this large office building. Carlson had vacated the premises and sub-let the floors to individual tenants. The freeholders served a Schedule of Dilapidations on Carlson in the approximate sum of £670,000 towards the end of their lease.
tmd were instructed to assess the dilapidations claim and negotiate a settlement.
tmd were also instructed to prepare a Schedule of Dilapidations to be served on the sub-tenants and negotiate settlement.
tmd were also instructed as Contract Administrator in respect of external repairs that could be carried out prior to the end of the lease term under service charges.
Subsequent negotiations were included with the freeholder whereby the dilapidations claim was reduced to £160,000 and this was part funded by the recovery of dilapidations from the sub-tenants.
