tmd was appointed to represent the landlord with respect to dilapidations matters arising at the termination of the lease of a 730m2 Central London office unit, let as open plan refurbished space.

The space was let for a five year term on internal repair and redecoration terms with a reinstatement clause regarding tenant alterations. tmd prepared and served on behalf of the landlord a schedule of dilapidations requiring the tenant to repair, reinstate and redecorate the space in accordance with the lease terms.

The tenant elected to carry out the works themselves prior to expiry of the term. tmd was retained by the landlord to monitor the works and ensure compliance with the yielding up clause in the lease.
